  • Gus Skarlatakis: “Make the neighbors uncomfortable so they sell the property.”

Here is a conversation with Gus Skarlatakis who works for Crescent Real Estate,  talking to a Tenant about making things unstable for the house next door so he could take over the place

For context, the conversation was about normal tenant-landlord issues of the property when Gus Skarlatakis brought this up out of nowhere.

  • Toronto Police Called on Broker Gus Skarlatakis After Reportedly Threatening Forced Entry

An incident requiring the involvement of the Toronto Police Service exposed a bizarre contradiction involving Broker of Record Gus Skarlatakis. Video footage and a personal email appear to show Skarlatakis explicitly denying any association with a property’s management, only to be seen days later instructing a worker to force entry without providing legal notice.

    The Contradiction: “Not Me”

On Wednesday, October 15, Mr. Skarlatakis, operating under his Crescent Real Estate Inc. brokerage email, sent a firm communication to tenants and agents clearly stating that he was not responsible for the location.

“Please note that CCPM Inc. is the property manager for [Property Address], not me,” the email reads. Gus Skarlatakis went on to thank a recipient for “keeping business and personal separate.”

Below is the email where Gus Skarlatakis informs the tenant he does not work with CCPM inc.

to Crescent, Agent, me, Minh, [Admin], {Omitted}, James, {Omitted}«

{Omitted} and everyone else that {Omitted} wants to write to, please note that CCPM Inc. is the property manager for {Omitted Address}, not me, and CCPM Inc. can be reached at [email protected]. I’ve informed you of this in the
past, repeatedly, {Omitted} , thank you for keeping business and personal separate. CCPM Inc. also has a business phone number, should you need it for emergencies, it is 647-946—–.
James, sorry about all the dramatic emails the last few days. You can call me any time directly, if you wish.

Contact details are publicly available on official profiles, not repeated here.

When one calls the phone number provided by Gus Skarlatakis for CCPM Inc., and the call goes unanswered, the following prerecorded message plays:

What makes this even more confusing is that Gus Skarlatakis points to “CCPM Inc.” as if it is separate from Crescent Real Estate Inc., but when you call the phone number provided for CCPM Inc., the voicemail greeting begins with: “Hello, you’ve reached Crescent.”

That strongly suggests CCPM Inc. and Crescent Real Estate Inc are not meaningfully separate in practice, and it appears to be used as a layer to deflect responsibility away from Gus Skarlatakis despite his direct involvement in ongoing issues at the property.

The Alleged Attempted Forced Entry and Police Response

Mere days after making this written denial, video evidence allegedly shows Mr. Skarlatakis appearing at the same property and instructing his worker to force entry.

This specific instruction for unauthorized access directly contradicted his earlier written statement denying any role in the property’s management. Furthermore, Skarlatakis reportedly produced no documentation confirming he was acting on behalf of CCPM Inc., the company he had cited as the legitimate manager.

Due to the attempted forced entry, the suspicious circumstances, and the clear lack of authority, the tenants were prompted to call Toronto Police to the scene, resulting in the confrontation documented in the first photograph. The issue remains a conflict between the Broker of Record’s official statement and his subsequent actions on the property.
